All tenants have noticed this, but it has now been decided: the Federation of French-speaking Estate Agents in Belgium has introduced “rental scale”. Reflects the latest rental prices concluded through a real estate agency.
Why is this important?
Nobody is supposed to ignore it: inflation averaged 9.6% in 2022. Rental volumes followed suit, without hitting inflation, with an increase of about 4-5% in Wallonia as well as in Flanders and Brussels. However, inflation continued to fall to 6.6% in February on an annual basis. The Federal Planning Office estimates that it will average 4.5% in 2023 before dropping to 2.9% in 2024. Average rent, all housing types combined, increased by 4.6% in 2022, to €759 on average. Over the past five years, this still represents an increase of 12.6%. By county:
- Walloon Brabant: 3.8%, 1013 euros.
- Hino: 3.4%, 712 euros.
- Cork: 4.9% 715 euros.
- Luxembourg: 5.6% 741 euros.
- Namur: 6.4% 739 euros.
